Repairs & Maintenance
At MCM Property Services we take the maintenance of our properties very seriously. We want to ensure that our properties are in a good state of repair and work in partnership with our tenants, landlords and tradespeople to make this happen.
All requests for general repairs and maintenance must be made online by completing our Repair Request Form. If the repair is considered urgent, please lodge your repair request in the usual manner marking it as “urgent” and take reasonable action to protect yourself, your goods and the property from further damage.
If you have not been contacted by your property manager within 30 minutes, please phone your property manager. We endeavour to address any urgent repairs as quickly as possible subject to landlord approval and availability of the tradesperson.
In the event that an urgent repair is needed after hours and your property manager is not contactable, arrangements for the repair may be made directly with the appropriate tradesperson listed on your tenancy agreement. Only tradespeople/contractors approved by MCM Property Services are permitted to carry out work on a rental property under our management.
An urgent repair is described in the Tenancy Agreement as:
- Burst water service
- Blocked or broken lavatory (toilet) system
- Serious roof leak
- Gas leak
- Dangerous electrical fault
- Flooding or serious flood damage
- Serious storm or fire damage
- A failure or breakdown of the gas, electricity or water supply to the premises
- A failure or breakdown of any essential service used for hot water, cooking, heating, cooling or laundering
- Any fault or damage that causes the premises to be unsafe or not secure
Any urgent repairs will be addressed as quickly as possible. All non-urgent repair requests will be actioned within one business day, pending landlord approval (if applicable) and availability of an appropriate tradesperson/contractor. Your property manager will keep you informed about the progress of your repair request.
Please ensure that you indicate on your repair request whether the tradesperson/contractor is permitted to access the property using the office set of keys. If you indicate that you wish to be present the tradesperson will contact you directly to arrange a suitable time to attend the property. Should you fail to provide access at the arranged time you, as the tenant will be liable to pay any service or call out fee that may be charged.
