Ryan (Interview): Ryan here with Business Trends TV and another question that I have for you Melanie is what will my property rent for?
Melanie: So obviously that’s really important question and it’s something that has a huge impact for landlords and it’s very important that we do get the pricing right. so if you were considering renting a property out of your just thinking it through or indeed if you’ve currently got a tenant and you want to know whether or not your property's been priced right the first thing that we'd do is we'd come and have a look at your property. So it’s very hard to give an accurate price without having seen it first. So we come through, have a really good look at it, identify its core renting pitches, any sort of improvement we think you could make to obviously increase your rental value and then we do a really detailed analysis of what the current market conditions are. So particularly looking at the current supply in the area and then also the number of tenants that are around at the moment that are looking for that property. It is really crucial that we do get that right. I was talking to a perspective landlord the other day who had been on the market for some time simply because they'd got the pricing wrong. and for a landlord every day that s it’s on the market really is wasted income so we obviously want to get you the most that you can possibly get for your property as far as rental values goes but we also want to make sure that you get a tenant in there quickly. As an investment it is only making you money when you’ve got tenant in three paying rent.
