MCM Property Services CEO Melanie McFarlane was recently intereviewed by Liz Cortes of Business Trends TV. In this brief interview Melanie discusses what MCM Property Services does to make sure landlord's are maximizing the return on their investment properties
Question: What do you do to maximize a landlord’s return on their interments property?
That’s something that really important to most landlords obviously owning an investment property, you know you’re in it to hopefully secure your financial future so it’s very important that we gain every opportunity possible to bring in those returns for their owners so I suppose the first thing that we do is we do a really thorough rental appraisal and make sure we are positioning a property to get the maximum rent that’s available at that time. We then do that process again at the end of each lease so were very proactive when it comes to the end of a lease. Doing those rents reviews and making sure if there is the opportunity to increase the rent we'll certainly do that on behalf of the landlord but we do talk to the landlord at the end of each tenancy to discuss what the best option is. We also make sure that the rent does come in on time so we have an online payment system available for tenants so it’s very convenient, that does tends to decrease any arrears and we also track our arrears on a daily basis. So if you any reason anybody did fall behind in their rent we straight onto it so we can make sure we get that rent in for the landlord and that their not out of pocket at all so I suppose the two key things that we do is try to minimize those arrears and also maximize the level of rent that’s being charged.
