How often does MCM Property Services conduct property inspections?

MCM Property Services CEO Melanie McFarlane was recently intereviewed by Liz Cortes of Business Trends TV. In this brief interview Melanie discusses the frequency that MCM Property Servcices should conduct property inspections.

How often does MCM do property inspections?

With the legislation were allowed to do up to 4 within a 12 month window, as 12 month period. Generally speaking we find it better for both the landlord and the tenant to do 2 to 3 inspections per year, so that equates to the first inspection at about 4 to 6 weeks and then they normally go about 4 months after that. So there will be at least 3 within the 12 month window and then if there's any issues or any concerns at all we always have the option to do the 4th one. What we find is every 3 months does get a little wearing on a tenant so that 3 months does come around very quickly but we always make sure that we do it at least every 4 months. We do have if the tenants not available to be present at the inspection, what we send out beforehand is a bit of a kit for them which gives them a guide with what they can do to prepare for the inspection and also a bit of a checklist where they can identify anything they'd like us to have a look at and also if there’s been any issues or any concerns at all we've got that documented. So we'll go through, we'll take a full report of the property, we will take photographs of anything we identify and then we also have the option for our landlords that we can do video inspection. So we will actually go through the property, video it, that will be uploaded to our landlord portals so they can then log in and access that video and have a really good look at how the tenants looking after their property.
