As the owner of an investment property you’re entitled to claim depreciation on your building and its fixtures and fittings. Claiming depreciation can be a significant taxation benefit, and one which many investors are unaware of.

As you may be aware there are now clear obligations under law for a landlord to provide working smoke alarms in a residential property. It is important that smoke alarms are checked at least annually to ensure that they continue to operate effectively.

At MCM Property Services we ask all of our landlords to agree to a smoke alarm maintenance schedule provided by Smoke Alarms Australia. In our experience they provide the most comprehensive and cost effective maintenance system and as Australia’s longest running residential smoke alarm specialist, they can be trusted to do a thorough job.

From 29th April 2015 all properties in NSW that have a pool must be inspected by either council or a certified inspector to ensure that the pool complies with swimming pool safety laws. A compliance certificate must then be attached to the Residential Tenancy Agreement as proof of compliance.
